Preserving Heritage & Restoring A Historic Landmark

April 2023, The New LaVilla, LLC acquired its historic location at 318 N Broad Street to house its coworking and entrepreneurial development programs.

THE LAVILLA ENTREPRENEURSHIP CENTER, opening at an optimal new downtown location across from the Federal Courthouse with more than 1 million monthly visitors an situated across from a proposed 3 acre urban park and adjoining heritage trail connecting the 1.3-mile LaVilla Link to 14 historic neighborhoods and 30 miles of trails,. 

Investment in this project is ideal because it offers increased revenue potential and ROI, with small business and entrepreneurial development priorities that align with the Downtown Investment Authority (DIA) serving the five county Metropolitan Statistical Area (MSA) with a population of more than 1.67 million.

Our Project

The center is seeking retail vendors to provide coffee & café, plus services such as floral and gifts to center members, tourists, and the public.

DIA INCENTIVES

This project is in the LaVilla historic district and falls within the development area targeted for investment by the Downtown Investment Authority. This includes financial incentives of up 50% or $75,000 of the project cost. Additional incentives exist for façade improvements and historical restoration. The location received required Historic Landmark approval from the city commission in August 2022 and is located in a federally designated Historically Underutilized Business (HUB) Zone which carries federal contracting incentives and set asides to businesses housed in The New LaVilla.

NEARBY AND ON-STREET PARKING

The location is near metered on-street parking to the east and west side of the building, paid lots and garages are within a minute’s walk. Courthouse parking is located at 125 Broad Street (0.1 mile) and the 151 North Clay Street garage (0.2 mile). Walking distance is 3 to 4 minutes.

JOB CREATION

The LaVilla Entrepreneurship Center and coworking spaces will employ team of three to five entrepreneurs who will assist coworking members and the public. The team includes those in need of flexible part-time work while they grow their business. CenCon will create 5 to 7 administrative, professional, and retail jobs.

SERVICES

The LaVilla Entrepreneurship Center will offer financial coaching, employment services and training, and entrepreneurial leadership coaching through free and paid services with our nonprofit partner, DREAMWEEK INC dba Center for Financial Confidence.
